Want to move by Christmas? You need to get your skates on!

Figures from Rightmove show that the average amount of time it takes to get through conveyancing is 150 days. That’s just over 4 months. 21 weeks from now! And you haven’t even put your house on the market!

It takes the average house 32 days to secure a buyer with a trend for available properties creeping up by 7%, compared to this time last year.

Meanwhile the price of property coming to market has hit yet another new record for a fifth consecutive month, rising by 0.3%, but is the smallest increase since January which suggests that the price rises are starting to slow. Affordability constraints will also have a greater influence on market behaviour in the months ahead.

We’re hearing from agents that though they might have had slightly fewer enquirers for each property in recent months, they’re still seeing significant interest from multiple buyers and are achieving successful sales.

If you’re buying as well as selling, then you also want to consider finding a buyer for your current property before looking for your next home so you’re in the best possible position to make an offer. Buyer demand is still up 6% on the same time last year and double the pre-pandemic five-year May average.
